Uganda offers genuine investment returns in real estate, agriculture, manufacturing and services. The Uganda Investment Authority (UIA) reported record foreign direct investment inflows in 2025. But Uganda's land registration system, while improving, has significant vulnerabilities. The Uganda Land Commission recorded 663 documented cases of land fraud in 2025 — a 67% increase year-on-year — including forged title certificates, multiple-registered plots and fraudulent vendor identities.

Full ownership registered at Uganda Land Registry (Lands House, Kampala). Title deed issued by Ministry of Lands. Most secure form for investors. Foreign nationals can hold freehold. Title searches via NLIS portal — we verify in person.
49-year or 99-year government lease. Commonly used for commercial and institutional land, especially in Kampala. Verify: remaining lease term, lease conditions, government right of re-entry clauses. Foreign nationals frequently use leasehold as their primary land tenure.
Unique to Buganda Kingdom — historical land grants from 1900. Creates split ownership between registered owner (mailo owner) and occupants (bibanja holders). Sale requires mutual agreement. Most fraud cases in Uganda involve Mailo land. Requires specialist verification beyond standard title search.
Governed by tribal custom, not statutory law. Unregistered in most cases. Held by lineage groups; individual rights depend on community recognition. We strongly advise against investment in customary land without a full conversion to statutory tenure first.
